Over the years I bought investment properties. I built equity. I created what I thought was a foundation for long-term wealth. And then a single dispute with a contractor — over a renovation on one of my rental properties — put everything I'd built at risk. My properties, my savings, even my personal home were potentially exposed because I hadn't structured anything correctly.
I had an LLC on paper, but I'd never been taught how to actually maintain it. I was commingling funds. I had no operating agreement. I thought forming the entity was enough. It wasn't.
